CLOSING COSTS

- Attorney: $1,800 - $3,500+ (for units upto $4M)
- Managing Agent / Processing Fees: $250 - $800
- Broker Commission: 6% of closed sale price
- New York City (NYC) Real Property Transfer Tax:
If residential,
* 1% of purchase price if $500,000 or less;
* 1.425% of purchase price if over $500,000
If commercial,
* 1% of purchase price if $500,000 or less;
* 2.625% of purchase price if over $500,000
- New York State Transfer Tax: 0.4% of purchase price
- Flip Tax (Varies per coops): if applicable, 1-3 % of purchase price
- Move-Out Fees: $500 - $1,000
- Federal Withholding for Non-Exempt Foreign Seller (FIRPTA):
